Rates
All rates vary seasonally and include up to two guests. In rooms that accommodate additional guests, there is a $40 fee/person for those guests. Children under 5 are free; max of one free child per room.) A 2-night minimum may be required on any weekend throughout the year. Rates currently range from $225-$289/night and a 9% Vermont Room and Meals tax will be added to your total. All rates and policies are subject to change until the reservation is confirmed.
Meals
All rates include a full breakfast (coffee, juice, pastry, granola, yogurt, fruit, and hot entrée of the day), a bottomless jar of cookies, and tea throughout the day. Check out our dining page and event calendar for information about additional options. Dietary accommodations should be made in advance.
Arrival & Departure
Check-in is from 3-8 pm. Late self-check-in can be arranged with notice. Check-out time is 11 am. You are welcome to stay longer to enjoy the grounds and trails.
Our Property
In addition to access to the pond, fields, & trails, the sauna is available in the afternoons from 3-6 pm when requested in advance. Across the road from the inn is our nonprofit Blueberry Hill Outdoor Center where you and the community can learn about the surrounding trails, pick up maps and snacks, and enjoy easy access to the Moosalamoo Recreation Area. Please consider donating or inquire about volunteering.
Gratuities & Tips
Tips are not included or required though always appreciated by the staff who work hard to make your stay memorable. Tips are pooled and distributed amongst all staff involved in your stay. Tips can be left in the room, handed to the innkeeper, or added to your bill upon check out as requested.
Payments & Cancellations
For most reservations, payment in full for the base room rate will be charged to the card on file TWO weeks before your stay. This payment is refundable, less $50 admin fee IF cancellation is made with more than 48 hours' notice AND we can rebook the room. Deposits are non-refundable with less than 48 HOURS' notice.
Payment in full for group stays and holidays including MLK Weekend, Presidents Weekend, Indigenous Peoples Day (aka Columbus weekend), and Christmas week are FOUR weeks before the stay. Most holiday weekends have a three-night minimum stay though some 2-night stays may be available. This payment is refundable, less $50 admin fee IF cancellation is made with more than 48 hours' notice AND we can rebook the room. Deposits are non-refundable with less than 48 HOURS' notice.
Payment in full for Middlebury College May Graduation Weekend & October Parents' Weekends is required EIGHT weeks before your arrival. The card on file will be charged. This payment is refundable, less $100 admin fee IF cancellation is made with more than TWO weeks’ notice and we can rebook the room. Deposits are non-refundable with less than two weeks’ notice.

Meals and additional charges, if any, will be processed on the morning of your departure.
Pets
We are happy to provide accommodations for your well-behaved dog. You will meet our big, friendly pup; he is usually within earshot of the owner. It can sometimes be hard for dogs to meet inside so if possible, please leave your pet in the car when you arrive. We will first show you around and then direct you to your room. Choose the Orniblue, Moosalamoo Cottage or the Blacksmith Shop cottage if you bring your dog along. Advance notice requested. If you bring your pet please confirm that you are in a dog-friendly room before your arrival. Sorry, we are not able to make exceptions to the available rooms. $40 fee per visit plus any damages which may occur. We will provide a water bowl, dog sheet (to protect bedding) & towel in your room.
A few notes: Service animals and (emotional) support dogs are not the same. Support dogs have the same guidelines as “regular” dogs.
For guests' comfort and safety, dogs (except service dogs) are generally not allowed to gather in the front common areas and dining room. Exceptions may be made when there are few guests and of course for service animals. All should always be in your control, inside and out. Please keep dogs on leash when walking through the inn.
We will do our best to work with you in providing your meals if you have a pet that can not stay in the room alone without causing a disturbance. We may be able to seat you for breakfast in our greenhouse sitting area or prepare food for you to take to your room.
We charge a fee for the necessary and required cleaning for all but service animals. No certifications or documentation are required though we may ask the allowed clarifying questions to confirm this is a service dog. All owners are responsible for the cost of any damage or disturbance resulting from your pet.
When you arrive with a service animal, please be prepared to answer the following questions: 1. Is the animal required because of a disability? 2. What work or task has the animal been trained to perform?
